Terms of Lease

The terms are binding for both parties immediately after the customer has paid the reservation fee stated in the terms, or when the customer has paid the total fee in one payment. 

Staying at Kiuasniemi
The fee includes the full use of the villa, sauna, beach and the boat. The fee also includes furniture, home appliances, kitchen utensils, tableware, cutlery, and the electricity needed for cooking, lighting and heating. All bedclothes and mattresses are included in the fee. The customer is responsible for the cleaning while staying at the villa.

The customer will receive the keys to the villa at the arrival. The customer will give an estimated arrival time to the owner. The customer pays a deposit of 200€ for the keys. The deposit will be returned to the customer´s bank account on the following week day after the keys have been returned at the end of the holiday period.

The maximum of 8 persons can stay at one villa. Bringing a tent or a caravan on the premises is not allowed, unless agreed separately. Smoking is not allowed inside the villas. It is prohibited to bring pets inside the villas.

Reservation and terms of payment
The customer will receive an electric bill including the address of the villa, driving directions, information on receiving and returning the keys, and a bank address for paying the bill. All notifications concerning the bill need to be made within seven (7) days of the date of the bill. When paying the bill a reference number in the bill need to be used.

The reservation will become valid when the customer has paid the reservation fee (25% of the total fee) by the due date (7 days after the date of the bill), or the customer has paid the total fee in one payment. If the reservation is made later than 28 days before the beginning of the holiday period, the total fee will be paid in one payment within two (2) days of the date of the bill. If the reservation is made six (6) days before the beginning of the holiday period, or later, the total fee will be paid immediately on the same day the reservation is made. If the customer fails to make the payments on the due dates, the reservation may be cancelled without further notice. Before receiving any services, the customer will need to verify the payments.  

Cancelling the reservation
Cancelling the reservation has to be made in writing (E-mail). Cancellation becomes valid when it is received. The reservation fee will not be returned after the cancellation. If the cancellation is made later than 28 days before the beginning of the holiday period, the total sum is charged. If the cancellation is due to an unexpected and a serious emergency facing the customer, or anyone in the group, the payment will be returned to the customer, excluding the reservation fee. The customer has to notify the owner of the cancellation immediately, and verify the reason by a medical certificate, for example. If the cancellation is made later than 48 hours before the beginning of the reserved holiday period, or during the holiday period, the total sum is charged.  

Cancellation due to the owner
In case of a force majeure situation, the owner has the right to cancel any reservations. The total fee will then be returned to the customer.

Damages
The customer is liable for any damages he or she causes to the villa or any property on the premises.

Notifications and disagreements
All notifications concerning the villas need to be made immediately when the cause occurs. Possible claims for compensation need to be made in writing within one (1) month of the end of the lease period. Disagreements will essentially be solved between the customer and the owner. In case of an unresolved disagreement, the local district court will settle the matter.
